Conditional Assessment Summary of Needs

  •  Site: Items that scored poorly include no site perimeter fencing, traffic flow, old site lighting, parking lot asphalt, curbs, walks, park trail, loading dock concrete.
  • Architectural: Some of the older original building exteriors are showing age and dated. Some windows are aluminum clad wood but in decent condition. Roof is spray foam insulation and in fair to good condition. Multiple large bubbles in the roof membrane indicate membrane substrate issues. Interior is in good condition and recently received a new finishes upgrade.
  • Interiors:  The building's carpet, installed around 2009, is in good condition. Some classrooms have worn VCT flooring, while the front entry has been upgraded to LVT and the cafeteria to stained concrete. Wall paint, trim work, doors, and hardware are well-maintained. Window coverings from 1999 need replacement with neutral-colored shades. Regarding furniture and casework, the current casework is outdated, with unnecessary study carrels taking up space. New group tables in the C-wing are functioning well, but desks in the D-wing are showing signs of wear. Art tables need sanding and resealing. Teacher desks and task chairs may need replacement soon. The cafeteria, recently repainted, requires matching furnishings. In 2022, new preschool furnishings were added to the facility.
  • Mechanical:  The Central Plant is in good condition, including chillers, pumps, and boilers. Air Handling Units and split systems are in good condition. Exhaust fans are in good condition. Classrooms are conditioned by vertical unit ventilators in good condition.
    • HVAC Controls:  New Schneider Controls in the last 2-3 years. (2021-2022).

  • ElectricalDistribution equipment is in fair condition (30 years old); fire alarm system is recent in excellent condition; more receptacles are requested; interior lighting is mostly LED & fluorescent; exterior lighting has LED retrofits; no dimming or automatic interior lighting controls; exterior lighting has BMS controls.
  • PlumbingThe incoming water service, domestic hot water system, and plumbing fixture appear to be in good condition. The exterior gas piping shows moderate signs of corrosion. Some of the basement domestic water and waste piping appear to have some water leakage. These pipes should be replaced.
  • Technology:
    • No electronic door monitoring.  Staff walk around building at day’s end to check doors. 
    • Video surveillance. A lot of blind spots around the exterior of the buildings.
    • Classroom A/V. In working condition but getting dated.  They are planning projects to update.
