Conditional Assessment Summary of Needs
- Site: Items that scored poorly include site
directional signage, site perimeter fencing, traffic flow, dumpster area,
courtyard, mechanical courtyard, site lighting, playground walks, hard surface
playground asphalt, site asphalt, curbs, and walks throughout.
- Architectural: Building
exterior walls are in fair to good condition. A few areas of cracking &
discoloration of brick are visible throughout. Most windows & doors are in
good condition and appear to have been replaced. High gym windows are poor
& covered with plexiglass panels. Spray foam roof in fair condition with
many damaged areas, raised bubble areas. Interior in good condition except the
need for new ceilings in many areas.
- Interiors: During this assessment most all
classroom HVAC was being renovated. The building's carpet, installed around
2017, is in good condition. Classrooms feature VCT flooring, which appears worn
but remains functional. The kitchen has ceramic tile flooring, some tiles are
broken and cracked but the cafeteria was recently renovated. Wall paint, trim
work, doors, and hardware throughout the building are in good shape. Casework
throughout the building is in decent shape and will last for several more
years.
- Mechanical: The Central Plant is in need of a Split
Chiller, pumps and accessories. The boilers are in fair condition.
Rooftop Air Handling Units are in poor condition, but it appears there is
currently an active project replacing these units. Two Indoor Air
Handling Units could not be accessed. Exhaust fans are aged and should be
replaced soon with modern direct-drive units. Classrooms are currently
conditioned by aged horizontal unit ventilators, but it appears there is
currently an active project replacing these with modern vertical unit
ventilators.
- HVAC
Controls: New Distech controls are being installed throughout in the summer of
2024.
- Electrical: Distribution equipment in good condition (20 years old); fire alarm system is in poor condition, no longer manufactured; receptacle density appears low and staff request additional; interior lighting is mostly LED & fluorescent; exterior lighting is mostly LED and LED retrofits; some automatic interior lighting controls (dimmers may be added during current construction); exterior lighting has BMS controls.
- Plumbing: The domestic water service entrance appears to be in fair condition. The domestic water central plant in the basement mechanical room is in poor condition and should be replaced. The kitchen domestic water heating system appears to be in good condition. It is recommended to add a water softener to help prolong the plumbing equipment and piping. The plumbing fixtures throughout the building appear to be in fair condition. The exterior gas piping shows moderate corrosion. There are multiple trees that hang over the low roof and the seed pods need to be cleaned out constantly to prevent the roof drains from plugging up.
- Technology:
- No electronic door monitoring. Staff walk around
building at day’s end to check doors.
- Video surveillance. A lot of blind spots around the exterior
of the buildings.
- Classroom A/V. In working condition but getting dated.
