Conditional Assessment Summary of Needs

  • Site:  Several items scored poorly at Mt. Tabor. Items that scored poorly include overall drainage, lawn/landscaping, site directional signage, site perimeter fencing, traffic flow, site benches/furnishings, courtyard, mechanical courtyard, back entry bollards, playground equipment, fence, and ADA access, hard surface asphalt and equipment, site asphalt, curbs, and walks throughout.
  • ArchitecturalBuilding exterior walls are in fair to good condition. Movement cracks, open joints are visible in brick walls. Windows have been replaced fairly recently in most areas.  Skylights, translucent canopies are discolored and in poor condition. Exterior doors are in fair condition. Some are dark bronze and do not match newer clear anodized system framing. Roof was not inspected. Interior is in fair condition and in need of a finishes refresh.
  • InteriorsThe building's carpet, installed around 2010-12, is still in good condition. Classrooms feature a mix of carpet and VCT, with some transition strips needing attention. While the VCT appears worn, it remains functional. Room-by-room assessment shows varying conditions of wall paint and trim, with some needing refreshing. Window coverings, installed long ago, should be replaced along with windows. Regarding furniture and casework, new preschool furnishings were added in 2021. The existing casework is outdated and in poor condition, necessitating replacement with laminate finishes.
  • Mechanical:  The Central Plant is in good condition with new chillers, cooling towers, pumps, and boilers. Air Handling Units are in poor condition, but it appears there is currently an active project replacing these units.  Exhaust fans appear to be recently replaced, or about to be replaced.  Classrooms are currently conditioned by aged horizontal unit ventilators, but it appears there is currently an active project replacing these with modern vertical unit ventilators
    • HVAC Controls:  New Distech controls are being installed throughout in the summer of 2024.
  • ElectricalDistribution in poor condition (45 years old), 10-12 transformers on roof; fire alarm system is early 2000’s and should be replaced; receptacle density is low; interior lighting is all LED; exterior lighting is all LED; Interior dimmers and automatic controls; exterior lighting has BMS controls.
  • PlumbingThe domestic water central plant appears to be in good condition. The domestic water service entrance does not include a domestic water backflow preventer. A back flow preventer needs to be installed to protect the city main from the school during a backflow event. The domestic water piping throughout the building is poorly insulated, especially around valves. The domestic water piping needs to be insulated to avoid condensation forming on the cold-water piping and heat loss in the hot water and hot water recirculation piping. The plumbing fixtures throughout the building appear to be in poor to fair condition and should be replaced. The exterior gas piping shows moderate corrosion. The corrosion should be removed, and the gas pipe should be painted with protective paint.
  • Technology:
    • No electronic door monitoring.  Staff walk around building at day’s end to check doors. 
    • Video surveillance. A lot of blind spots around the exterior of the buildings.
    • Classroom A/V. In working condition but getting dated.  They are planning projects to update.
