Conditional Assessment Summary of Needs

  • Site: Items that scored poorly include site drainage, site perimeter fencing, site benches/furnishings, courtyard, playground equipment, ADA accessibility to play areas, hard surface play asphalt and equipment, east drive and lot asphalt, curbs, and walks, loop road asphalt, shelter building roof.
  • Architectural: Building exterior is in fair to good condition but showing signs of wear and staining. Soffits are in disrepair. Windows and doors are in good condition. Roof is fair to good, combination of metal roof and spray foam. Interior in fair condition and needs renovated. Ceilings/floors walls damaged or age that needs replaced. Musty smell indicates moisture / humidity issues.
  • InteriorsThe school's flooring varies in condition: carpets installed around 2016 are in good shape, while older VCT in classrooms appears worn but functional. Hallway carpets from 2012 are still in good condition. LVT added to the cafeteria in 2019 looks in good condition. Terrazzo is in good condition in most areas. Wall paint, trim, doors, and hardware are in good shape. Furniture-wise, some casework has issues, and laminate top desks need replacing. Teacher desks and chairs are due for eventual replacement, while student chairs have more longevity. In 2021, new preschool furniture was added to two classrooms.
  • Mechanical:  The Central Plant needs Chillers and pumps.  The boilers are in good condition. Air Handling Units are in fair or good condition. Exhaust fans are in good condition. Classrooms are conditioned by vertical unit ventilators in good condition.
    • HVAC Controls:  New IP-based Schneider Controls in 2022.
  • ElectricalDistribution equipment is in fair condition (30 years old); fire alarm system is recent in excellent condition; receptacle density appears low; interior lighting is LED in corridors & classrooms; exterior lighting is LED; dimming in classrooms with no automatic interior lighting controls; exterior lighting has BMS controls.
  • PlumbingIncoming water service and domestic water service central plant is in good condition. However, the domestic water backflow preventer appears to be leaking. The backflow preventer should be inspected and repaired to ensure the backflow preventer works properly. The single occupants in the administration area and gang restrooms in Unit C and Unit D have older fixtures like 3.5 GPF water closets and floor-mounted urinals. These restrooms should be updated with more water-efficient plumbing fixtures. During the site visit, adjacent to the Unit D restrooms, water appeared to be coming up through the floor from the ground. A plumber was on site to investigate the leakage. If the leakage issue has not been addressed already, it should be addressed as soon as possible. The gas service piping appeared to be in good condition.
  • Technology:
    • No electronic door monitoring.  Staff walk around building at day’s end to check doors. 
    • Video surveillance. A lot of blind spots around the exterior of the buildings.
    • Classroom A/V. In working condition but getting dated.  They are planning projects to update.
