Conditional Assessment Summary of Needs
- Site: Items that scored poorly include site benches/furnishings, dumpster area, playgrounds condition, west drive and lot asphalt, curbs, and walks, south lot ADA access to building, park softball field.
- Architectural: Building exterior walls / windows / doors are in good condition. Roofing consists of 2 types (majority is spray foam and smaller amount of metal roofing) Spray foam roof is in fair condition. Multiple cracks in the surface and raised bubble areas as well as evidence of water not draining properly. Metal roofing appears to be in good condition, but color is fading, and gutters are not in good shape. Interior is in good condition with recent restroom upgrades.
- Interiors: The building's carpet, installed around 2015, is in good condition. Original wood flooring in the original part of the school is well-maintained and adds charm. New windows and window coverings were recently installed in 2022. Regarding furniture and casework, most casework is in decent condition for the next decade. Some classrooms have built-in teacher desks in good shape, but older wooden desks from the 1960s should be replaced with more functional units. Standard desking throughout the building has delamination issues and should be replaced soon, along with student chairs in a few years. Classroom tables are in good condition, but art tables need sturdier legs and bases urgently. The cafeteria requires immediate replacement of the oldest tables due to safety concerns with their mechanisms. Fresh paint is also needed in the cafeteria. In the media center, pony walls need repainting, and corner pieces should be installed to prevent wall damage.
- Mechanical: The Central Plant needs Chillers and pumps. The boilers are in good condition. Air Handling Units are in fair or good condition. Exhaust fans are in good condition. Classrooms are conditioned by vertical unit ventilators in good condition.
- HVAC Controls: New IP-based Schneider Controls in 2022.
- Electrical: Distribution equipment is in fair condition (30 years old); fire alarm system installed in 2023 in excellent condition; more receptacles are requested; interior lighting is LED in corridors & classrooms; dimming in classrooms only, no automatic interior lighting controls; exterior lighting has BMS controls.
- Plumbing: The domestic water service entrance and domestic water central plant appear to be in good condition. Adding more drains within the basement mechanical room will help drain the room after a flood event and simplify the indirect drainage for the mechanical room equipment. Most of the restrooms in the school were recently remodeled and are in excellent condition. The single-occupant restrooms in the classrooms appear to be older and in poor condition. These plumbing fixtures should be replaced. The propane system appeared to be in good condition.
- Technology:
- No electronic door monitoring. Staff walk around
building at day’s end to check doors.
- Video surveillance. A lot of blind spots around the exterior
of the buildings.
- Classroom A/V. In working condition but getting dated.
They are planning projects to update.
